DFW Joins Austin as One of the Strongest Buyer’s Markets in the Country — Here’s What That Really Means

by Mya Patkovic

If you’ve been sitting on the sidelines waiting for the housing market to “cool off,” that moment might finally be here — especially in North Texas.

According to a recent Redfin report, Dallas now has roughly twice as many home sellers as buyers, officially making it one of the nation’s strongest buyer’s markets. Only a handful of metros in the entire U.S. fall into that category, and most of them are right here in Texas.

What’s Happening Across Texas

Austin is leading the pack with about 130% more sellers than buyers, followed closely by San Antonio and then Dallas at 100.4% more sellers than buyers. To put it simply, for every buyer in DFW right now, there are about two homes for sale.

That kind of imbalance flips the dynamic we’ve been used to for years. Remember the frenzy when buyers were waiving inspections and offering over asking? Those days are gone — at least for now.

Why This Shift Matters

In real estate, leverage is everything. When supply outpaces demand, buyers gain negotiating power. That means:

  • More room to negotiate on price, closing costs, or repairs

  • More options to choose from without rushing into a decision

  • More chances to score homes in neighborhoods that were out of reach just a couple of years ago

On the flip side, sellers have to work harder to stand out. Clean presentation, smart pricing, and flexible terms are what move homes in this kind of market.

Why It’s Still Not “Easy” to Buy

Even though buyers have more leverage, affordability is still a challenge. Mortgage rates remain elevated, and prices, while softening, haven’t exactly crashed. In some cases, renting may still look cheaper on paper — but that depends on your long-term goals.

If you’re planning to stay put for a while and want to start building equity instead of paying rent, this is the window where patience and preparation can really pay off. The key is to be financially ready and strategic.

What This Means for Sellers

If you’re selling in DFW right now, it’s important to be realistic. Homes are taking longer to sell, and buyers know they have options. Pricing to today’s market — not last year’s — is critical. The good news? Motivated buyers are still out there, and well-priced, well-presented homes do sell.

Working with an agent who can help you position your home correctly, attract serious buyers, and navigate offers confidently makes all the difference in this kind of environment.

The Bottom Line

Whether you’re buying your first home or selling a property you’ve outgrown, the North Texas market has officially shifted — and that opens new opportunities for both sides.

If you’re ready to make a move or just want to understand where you stand, let’s talk strategy. I can help you navigate this changing market so you can make smart, confident decisions that fit your goals.
